How We Clean Different Types of Roofs

Tile Roof Cleaning

Method: Soft wash or pressure wash option
Reason: We can soft wash tile roofs for a more gentle approach and if you’re concerned about pressure washing. We offer a pressure wash option if you prefer a deeper clean, but it’s only for tile roofs because they are resilient and have a hard surface.

There can be a lot of doubt when it comes to pressure washing tile roofs. Feel free to contact us and we’d be happy to discuss your options.

Note: One downside pressure washing tile roofs is the faded look after. In most cases, the pressure wash will remove pigment of the tile. If you have a red-colored roof, it may appear peachy. This is only a cosmetic effect and does not affect structural integrity.

Shingle Roof Cleaning

Method: Soft wash
Reason: Shingle roofs are too soft and delicate. High pressure can tear up and degranulate the shingle, and reduce the roof’s lifespan. We do a soft wash using very low water pressure to gently agitate the moss, algae, and grime. We follow it with a biocide treatment to neutralize the remaining bio-organisms and prevent regrowth.

Wood Shake Roof Cleaning

Method: Manual moss agitation and biocide treatment
Reason: Wood shake roofs cannot withstand pressure washing. It puts both the roof and the technicians at risk. The wood planks could tear off and the surface becomes very slippery when wet. We do a manual agitation using a wood brush or a wood cleaning power tool. We do a biocide treatment to eliminate remaining bio-organisms. This results in a lightened, refreshed appearance.

Stone-Coated Metal Roof Cleaning

Method: Soft wash
Reason: Stone-coated metal roofs feature a rock-based coating that absorbs heat, disperses temperature, and acts as protective coating. Pressure washing can damage the coating, while improper walking can lead to bended panels. We do a soft wash and properly walk on the roof too avoid damage.

How often should I have my roof cleaned?

In the Bay Area, moss grows at a very slow rate because the climate is in the middle ground – not too wet and not too dry. After a roof wash service, you won’t have to face this issue for around 5 to 7 years. The timeline primarily depends on humidity levels, amount of rain, and trees that shade your roof.

Will roof washing damage my roof?

No, we apply suitable roof cleaning methods for every roof type to make sure you get the best results without any damages. We always fine-tune and regulate our pressure to ensure a gentle yet effective clean.

Would it be possible to remove the gutter cleaning, house wash, and the floor wash from the scope of work?

Yes. We can do the roof wash without the gutter cleaning, house wash, and floor wash. Although we’re still gonna have to include cleaning through the neighbor’s property because that we do that automatically.

However, we don’t recommend removing these because the roof wash is a very dirty job. It’s going to splash and spread runoff on the perimeter of your house. It can result in stained paint, dirty floors, tiles, and gutters if left uncleaned.

The gutters are going to collect a lot of sediment that retains moisture and promotes rust. This can lead to early replacements because the metal would get weak from the rust. It can also cause the gutters to fall off because of the weight of sediment and water.

In the end, the price is actually more expensive if you’re going to get another company to deal with all the post-cleanings. With our comprehensive service, you get to save a lot rather than getting another company to do the post-cleanings.

Do you offer warranty in your roof cleaning?

Yes. We have a 5-year warranty on our roof cleaning services on issues that our roof cleaning is responsible for. We basically go back for free and fix the issue.

How will I know if the leaks are caused by your team or not?

During the roof wash, we use a lot of water that simulates rain. If there are existing leaks, we can easily identify them, inform you ahead, and fix them.

We take pictures of the completed work. If there’s a leak and broken tile, then we’re unlikely responsible for that since we have already fixed the leaks and tiles during the service.
